Design-Build

Why Homeowners Choose Footprint

There is no shortage of contractors on the Front Range. What separates them is not who can hang siding, it's who tells you the truth early, carries the parts you shouldn't have to, and is still here when something needs attention in year three.

The Difference

One Company, Accountable End to End

The most common remodeling complaint isn't poor workmanship. It's that nobody was clearly in charge. Design blamed construction, construction blamed the drawings, and the homeowner became the project manager by default.

We design and build under one roof, which removes that gap entirely. You have one contract, one point of contact, and one company whose name is on both the plan and the result. When something needs deciding, you're not the one relaying it between two firms.

01

Locally owned, building in the communities we live in.

02

Design, permitting, and construction carried by one accountable team.

03

Scope and selections resolved before construction, so pricing holds.

04

Documented warranty, and a company still here to honor it.

How We Work

Four Commitments We Actually Keep

We Tell You Early

If your lot won't allow it, if the budget doesn't match the scope, or if another trade would serve you better, you hear it in week one rather than after you've committed.

We Price Before You Commit

Numbers develop alongside the design, so you approve a plan with real costs attached instead of an estimate that moves after demolition.

We Protect the House

Site protection, dust containment, and daily cleanup are standard. You're living here while we work, and we build like we remember that.

We Finish Properly

The punch list closes before we leave, documentation is handed over, and warranty coverage is in writing rather than implied.

Built for Here

We Build Where We Live

Front Range conditions are specific and unforgiving. Expansive soils move foundations, hail arrives on a schedule, UV at altitude degrades finishes faster than the label predicts, and snow load at seven thousand feet is a different structural problem than at five.

We design for the address rather than the state, and we know the building departments and HOA boards we submit to, because we submit to them regularly. A contractor learning your jurisdiction on your project is a cost you pay in weeks.

Questions

Fair Questions to Ask Any Contractor

Are you licensed and insured?

Yes, and you should ask every contractor you speak to for current certificates rather than taking it as read. We're happy to provide ours before you commit to anything.

Who is actually on my project day to day?

You get a named project lead who runs the schedule and is your single point of contact. You should never be the person coordinating between trades on your own house.

How do you handle changes mid-project?

In writing, priced, and approved before the work happens. Because we resolve scope and selections before construction, changes are the exception rather than the business model.

What happens if something goes wrong afterwards?

You call us and we come back. Coverage is documented at closeout so there's no argument later about what was included.

Do you take on small projects?

Yes. Not every job is a whole-home renovation, and a single roof or bathroom is worth doing properly. Tell us what you need and we'll tell you honestly whether we're the right fit.
